Every Budapest district targets a different guest segment. District V. (Inner City, Lipótváros) sits in the premium tourist segment with high nightly rates and short stays. (In District VI. — Terézváros — a municipal ban on short-term rental has been in effect since January 1, 2026, so we do not operate there.)
The VII. district (Erzsébetváros, ruin pub quarter) caters to younger international guests; Districts IX. and XIII. are stronger for longer-stay business guests. On the Buda side, District I. and District XI. serve the premium and family segments. Each district requires a different listing strategy and pricing band.

How much does property management cost in Budapest?
Our property management fee is a percentage of the booking revenue — typically 15-25% depending on the service package and property type. We provide a detailed quote after an on-site property assessment.
Which platforms do you list the property on?
Besides Airbnb, we list on Booking.com, VRBO, Expedia and other OTAs. A unified calendar prevents double bookings, and we manage pricing and inventory across all platforms from one system.
Which Budapest districts do you cover?
We operate across all of Budapest, with the highest activity in Districts V., VII., IX. and XIII., where tourist demand is strongest. We also actively manage properties on the Buda side (Districts I., II. and XI.). Since January 1, 2026, a municipal decree in District VI. (Terézváros) has banned short-term rental, so we do not offer this service there.
What does the turn-around cleaning cost?
Turn-around cleaning and linen change is priced by property size. Our team delivers 1-hour turn-around with hotel-quality linen and checklist-based quality control between guest stays.
How long does it take to start earning revenue?
Typical onboarding is 2-3 weeks: Week 1 — property assessment, professional photography, listing copy; Weeks 2-3 — multi-platform upload, optimization and first bookings.
What is the difference between co-host and full-service management?
Co-host covers guest communication and platform management. Full-service management additionally includes cleaning, linen, maintenance, dynamic pricing and monthly performance reports — you only see the net revenue.
Do you manage properties outside Budapest, elsewhere in Hungary?
Budapest is our core market, but our property management coverage extends across Hungary, including the Lake Balaton region (Siófok, Balatonfüred), Hévíz, Bük, Sárvár, Hajdúszoboszló, Berekfürdő, Eger, Tokaj and Pécs. Contact us to confirm coverage for your specific address.
