One of the toughest operational challenges in short-term rental is that there's almost never any "slack" between two bookings. After an 11:00 check-out and before a 14:00 check-in — if everything goes to plan — you have three hours. But if the guest leaves a bit late, or your cleaners arrive at 12:30, you're down to ninety minutes. Yet the apartment has to be flawless, because the new guest will photograph the bathroom corner the second they spot a stray hair.
The choice isn't between "slow but thorough" and "fast but superficial." The choice is: system or chaos.
The foundation of the one-hour protocol
Three pillars:
- Pre-stocked kit — every supply and cleaner is already in the apartment, nothing has to be carried in
- Two-person team — one specialist on bathroom-kitchen, one on linens-soft surfaces
- Fixed sequence — every time, exactly the same order, with photo checkpoints

The 60-minute timeline

Pre-stocked kit: what to keep on-site
In a 60 m² apartment, the pre-stocked kit lives in a storage area (utility room or technical cabinet) and contains everything needed for a month of turnarounds:
- Min. 4 complete bedding sets (duvet cover, sheet, pillowcases) — more than the bed count requires
- Min. 8 large + 8 small towels — two of each per guest
- Welcome set kit: 4× coffee capsules, 4× tea, 4× sugar, 1× pack of biscuits
- Toilet paper, paper towels, hand towels (at least 4 packs each)
- Mini WC cleaner, bathroom spray, glass cleaner, floor-specific cleaner, degreaser
- Detergent, fabric softener, dishwasher tablets (at least 30 days' worth)
Refilling the kit monthly is an 18–25 K HUF item — small change compared to the time lost if cleaners had to bring everything every time.
Three critical spots determine the rating
1. Bathroom
60% of guests start their property scan with the bathroom. If they find a single hair (eye-level, on the shower tray, by the toilet base, on the sink), every other room becomes suspect. The bathroom shouldn't read "someone tried" — it should read "no trace of another human."
2. Bed
The bed shouldn't just be made — it should be made and styled. Two pillows side by side, duvet folded in thirds, decorative pillow placed on top. An extra 30 seconds of attention here adds 0.2 stars to the average rating.
3. Smell
Guests judge with their nose in the first seconds, before their eyes catch up. "Fresh" smell (neutral, light, maybe faint lavender or citrus) = positive first impression. "Hard cleaner" smell (chlorine, ammonia) = the feeling lands as "hospital" in the review. Always end the cleaning with fresh air, and consider a discreet aroma diffuser.
When NOT to rush the turnaround
If the guest wasn't messy but actually damaged the apartment — blood on the duvet, vomit on the rug, broken furniture — DO NOT try to fix it in a one-hour turnaround. Block the next 1–2 days, pay the platform-covered relocation cost for the next guest, and do the job properly. An average turnaround costs 8–12 K HUF, but a "half-job" followed by a 2-star review costs 50 K HUF in lost revenue the following month.
